There are several down payment assistance programs and grant money programs available for Utah Cities and Counties. Most are free money that does not have to be paid back or may be added to the loan and/or principal of the mortgage loan. Murray, Midvale, Salt Lake City and Unincorporated Salt Lake County

Funds up to $5,000 available. Down Payment Assistance program administered by Community Development Corporation of Utah (CDCU) is federally funded and available to income-eligible, first-time home buyers purchasing single-family homes. Funds can be used for down payment and/or closing costs for a first mortgage. Assistance is available on a first-come, first-served basis—no waiting lists. Request More Information

Salt Lake City

Offers $2,500 down payment and/or closing cost assistance in the Neighbor works Salt Lake (NWSL) target area. $2,500 subsidy turns into a fully forgiven grant if home remains owner occupied for 15 years. Must be a first-time home buyer and attend orientation and education. Income must be below 80% of the income limits set by HUD. Debt-to-income ratios must not exceed standard conventional guidelines. NWSL will conduct a health and safety inspection and charge $100 prior to closing. Borrowers must provide $1,000 of their own funds. Request More Information

West Jordan

The West Jordan Down Payment Assistance Program offers $5,000 for down payment and closing costs. Applicant must provide half the down payment in order to be eligible for the city’s match. Assistance is a loan forgiven at 20% per year. After 5 years, loan becomes grant and is fully forgiven. After 2 years, borrower can streamline refinance for a lower interest rate. West Valley City

West Valley City Housing Authority and Grants Division offers $5,000 for down payment and/or closing cost assistance to purchase a home up to $180,000. Subsidy must be repaid if owner sells, refinances, changes title or moves. Subsidy turns into a fully forgiven grant if home remains owner-occupied after 5 years. Income must be at or below 80% of the income limits set by HUD. Must be a first-time home buyer. Borrower must contribute $2,000. Request More Information

Provo

The Home Purchase Plus Program includes up to $15,000 for down payment assistance in the 5 pioneer neighborhoods and the Central Business District. $10,000 is available in all other areas of Provo. Must be under income limits set by HUD. Assistance is provided in the form of 0% interest with deferred payments. First mortgage may be acquired through buyer’s lender of choice. At Home In Layton offers $5,000 for down payment, closing cost or principal reduction assistance. Income must be at or below 80% of income limits set HUD. Assistance is a true grant with no repayment. Request More Information

Logan

Welcome Home—Own in Logan offers $7,500 for down payment assistance and/or closing cost assistance. Must be a first-time home buyer. Income must be below 80% of HUD income limits. $7,500 subsidy turns into a fully forgiven grant if home remains owner-occupied after 10 years. Subsidy can be transferred to a qualifying borrower. Funds up to $7,500 available. Maximum home price allowed is $237,368, for attached town home/condo is $131,955. Must be a first-time home buyer. Income must be below 80% of income limits set by HUD. Request More Information

Tooele County

Tooele County Housing Authority offers $2,000 for down payment assistance and/or closing cost assistance in the form of a 0% interest deferred loan that must be repaid if buyers sell, exchange, transfer title, obtain a second mortgage or decide to refinance. Must be a first-time home buyer. Income must be at or below 80% of the income limits set by HUD. Borrower must provide $500. Request More Information

Ogden

Own in Ogden offers $3,000 to $5,000 down-payment, closing cost assistance or principal reduction for properties located in target areas. All loans will be forgiven at a declining rate of 10% each year of residency and will be forgiven over a period of 4 years with the remaining 60% credited after full 5 years of residency. Purchase price limits apply. Must be at or below 80% of HUD’s income limits. Cannot be multiple property owners. Borrower must provide $500. Request More Infromation

Davis And Morgan Counties

Offers $2,000 for down payment and/or closing cost assistance. Homes in Layton or Clearfield City are not eligible. Must be a first-time home buyer. Income must be at or below 80% of the income limits set by HUD. Loan must be repaid if buyer sells, exchanges, transfers title, obtains a second mortgage or refinances. Liquid assets in excess of $5,000 may disqualify applicants. Borrower provides $500. Request More Information

Box Elder, Cache And Rich Counties

Offers $2,000 assistance, in the form of a 0% deferred loan, for closing costs to first-time home buyers or single parents. Income must be at or below 80% of the income limits set by HUD. Loan must be repaid if buyer sells, exchanges, transfers title, obtains a second mortgage or refinances. Liquid assets in excess of $5,000 may disqualify applicants. Borrower provides $500. Hurricane City Limits

Offers $2,000 grant toward closing costs for a newly constructed home. Borrower must be first-time home buyer and qualify for a USDA rural housing loan. Assistance is a true grant with no repayment required. Request More Information

Wasatch County

Wasatch County Housing Authority offers $20,000, 2% loan amortized over 30 years to be used for down payment assistance (payment $73.92 per month). Must be a first-time home buyer living and working in Wasatch County (exceptions for teachers and municipal employees). Household income can’t exceed $65,500 for 1 to 2 people and $75,000 for a household of 3 or more. If home is refinanced or sold during years 1 to 5, loan is recalculated at an interest rate of 9%. If home is refinanced or sold during year 6 to 10, loan is recalculated at an interest rate of 5%. Request More Information

Weber County

The Weber Housing Authority offers $5,000 for down payment assistance and/or closing cost assistance for properties up to $180,000 within Weber County, not including Ogden. Income must be at or below 80% of the income limits set by HUD. Subsidy turns into a fully forgiven grant if home remains owner-occupied after 5 years. Must be a first-time home buyer.
